"Condo Vs House" Ultimate Guide: Can I buy a house in Thailand? Is it the right decision to buy a house in Thiland? There are so many questions in individuals' lives about buying property in Thailand as an American. The decision to buy a house or condo in Thailand may seem like an obvious one at first look, but there are some pros and cons of living in Thailand in each category that you should consider before investing in a Thai condo versus a single-family house. Budget, life stage, and lifestyle are all factors that might sway your ultimate decision. In this article, we’ll discuss about buying real estate in Thailand.

Buying a house or condo in Thailand:

Buying real estate in Thiland is a good investment. One of the first things with the law a foreigner cannot simply buy a house in Thailand. You can buy a leasehold on a house, or you can own it through a nominee, such as a spouse, but you cannot own Thai land.  Buying a house in Thailand or buying a condo in Thiland contains some pros and cons of living in Thailand. It’s not that simple or easy to buy a house in Thailand or a Thai condo.

In accordance with Thai rules, foreigners are only allowed to possess up to 49% of the total area of a condominium the other 49% must be obtained through leasehold ownership. Now as a foreigner, you can own condos in Thailand and it must be in their own name. But you can’t simply purchase it outright. 

 

Building a home is one way for foreigners to own one in Thailand. Since foreigners cannot own land or buy a house in Thailand, it is only possible to lease it for a maximum of 30 years, with the option of renewing the lease, and then applying for a building permit to erect a home on the leased land.

 

 

 

Factors/ Amenities of Living in Thailand:

Size and Space:

The main factor or benefits while considering buying a condo or buying a house in Thailand is its Size and space. 

House:

A house is going to be larger than a condo. In addition to having more internal space, more rooms, and probably more levels, a house will often have a garden or yard. This could be a deciding factor if you have pets or a young family. 

Condominium:

A condominium unit isn't actually very roomy, and moving in and renovating one might be very challenging. It works best for solo holders or those seeking privacy, though it is easy to clean and there isn't much walking around. While there are some pretty large condos on the market, including multiplexes, the price per square meter tends to be considerably higher than for the equivalent amount of space in a house in a similar location and this is without taking any garden space into consideration.

 

Facilities/Amenities:

There are some factors, facilities, and amenities provided when buying a Thai condo or house in Thailand. 

House:

There might not be much else in a house but a garden. Even though a swimming pool is a typical feature in almost every condo in Thailand and other major Thai cities, you will still have to pay pretty high fees for one.

 

Condominium:

A condo in Thailand  would always offer amenities like swimming pools, gyms, saunas, and most convenience stores are located close by, eliminating the need for needless long-distance travel. This would be ideal for those seeking a variety of amenities along with a common area and available facilities.

 

 

Pros and cons of Living in Thailand:

There are different kinds of pros and cons when it comes to buying real estate in Thailand. Buying a condo in Thailand or a House in Thailand has different aspects, let’s discuss the benefits or disadvantages of buying a Thai condo and buying a house in Thailand. 

Pros of buying a House in Thailand:

  1. A house is big in size.
  2. You can renovate a house for more space. 
  3. Rooms and zones contain differences from each other. 
  4. A house will provide a personal parking area.
  5. You can keep your pets if you buy a house in Thailand. 

 

 

Cons of buying a House in Thailand:

  1. Buying a house in Thailand gives you a wide space which is not easy to clean. 
  2. Traveling isn’t the easiest when buying a house in Thailand.
  3. There is no option of a built-in security system, you need to install it by yourself. 
  4. Buying a house in Thiland is more expensive than buying a condo in Thiland. ‘
  5. You need to pay the fee yourself while buying real estate in Thiland. 

 

 

Pros of buying a condo in Thailand:

Buying a condo in Thiland provides you with cleaning convenience. 

Thai condos are fully furnished. 

Traveling is comfortable if you buy a condo in Thiland.

A condo in Thiland provides 24/7 security.

Thai condo provides attainable amenities. 

 

Cons of buying a condo in Thiland:

In comparison buying a house in Thiland condo provides a lack of space. 

A condo in Thiland doesn’t provide a personal parking area.

In certain condos, pets are not allowed. 

No personal space is provided there is an area that is shared with others.
