If there is a problem in the surrounding room, the neighbors will be responsible for that. But if all of this is caused by the deterioration of parts or equipment in the room, the room owner will be responsible. Sometimes, the cause of water leaks in the condo room is due to the plumbing pipes being damaged due to use, such as water leaking from various joints of the pipes, so we may have to coordinate with the condo juristic person to check where the leak is coming from. And it will help solve the problem of water leaks faster.

The best way to prevent water leakage problems within your room is to regularly check the parts within the room that have plumbing pipes. Whether it is good water or wastewater.   1. Civil and commercial law

  1. Land Allocation Act B.E. 2000 regarding ‘Liability for defects’

This Act must be specified in 'Contract to buy and sell allocated land' (containing buildings) of the Land Department has stated that 'When the ownership has been transferred to the buyer. The seller will be responsible for any damage or defects to the building. There must be a warranty for damages as follows.

  • Building structure guaranteed for a period of 5 years from the date of ownership transfer.
  • In the case of components or equipment that are other important parts of the building, they must be guaranteed for a period of 1 year from the date of ownership transfer.
